By using or visiting the Services, creating an account, purchasing a report or subscription, or otherwise accessing getqreport.com, you agree to be bound by these Terms, including the Arbitration Clause and Class Action Waiver described in Section 23, and the Privacy Policy available at https://www.getqreport.com/privacy.
We reserve the right to change, modify, add to, or otherwise alter these Terms at any time. Changes will become effective upon posting to the Services or at such later time as stated in the revised Terms. Your continued use of the Services after the effective date of any revised Terms constitutes acceptance to the extent permitted by applicable law.
1. Services
Our Services allow users to search for and review information concerning real property and to receive QReport property-intelligence reports and related analyses through getqreport.com.
Depending on the property, jurisdiction, subscription, product, and available data, the Services may provide or generate property characteristics, year built, living area, sales and ownership history, permit records, permit status, roof information, electrical information, plumbing information, HVAC information, water-heater information, flood zones, evacuation zones, school information, property values, property-tax information and estimates, inspection intelligence, insurance-oriented information, component-condition classifications, explanations or summaries of records, suggested questions for further investigation, statistical information concerning similar properties, and other property-related information.
Certain portions of the Services may use automated rules, algorithms, statistical methods, machine learning, artificial intelligence, large language models, or combinations thereof to organize, normalize, interpret, summarize, classify, estimate, or explain information.
2. Registration
You may need to create an account with us to use some or all of the Services (an "Account"). You must be eighteen (18) years of age or older and legally capable of entering into a binding contract to use paid Services.
You agree to provide true, current, complete, and accurate information as requested and to update that information when it changes. You are responsible for maintaining the confidentiality of your password and other login credentials and for activity occurring through your Account. You agree to promptly notify us at support@getqreport.com of any suspected or actual unauthorized use of your Account.
You agree that we will not be liable for loss or expense arising from your failure to maintain the security of your credentials, except to the extent applicable law provides otherwise.
3. Nature of Information and Independent Verification
getqreport.com is an informational and research service. The Services are not a home inspection, engineering report, appraisal, survey, title search, environmental assessment, insurance inspection, tax opinion, legal opinion, or substitute for professional advice.
Information displayed through the Services may include both source information obtained from governmental, public, licensed, proprietary, or third-party sources and QReport-generated information, including classifications, estimates, explanations, summaries, statistical information, recommended questions, and inferences derived from source information.
A QReport-generated inference, classification, estimate, or explanation does not establish the actual physical condition of a property or property component. You are responsible for independently verifying material information before relying on it in connection with a purchase, sale, lease, financing, insurance decision, renovation, or other transaction.
4. Component-Condition Classifications
getqreport.com may display component-condition classifications such as "Likely Updated," "Possibly Updated," "Likely Only a Repair," "Partial Update," "Likely Aging," "Likely Original," "Verify at Showing," or similar labels, colors, symbols, scores, confidence values, or descriptions.
THESE CLASSIFICATIONS ARE ESTIMATES OR INFERENCES AND ARE NOT REPRESENTATIONS, WARRANTIES, INSPECTION RESULTS, CERTIFICATIONS, OR GUARANTEES OF THE ACTUAL AGE, CONDITION, SAFETY, CODE COMPLIANCE, INSURABILITY, PERFORMANCE, OR REMAINING USEFUL LIFE OF A PROPERTY COMPONENT.
For example, getqreport.com may infer that a roof was updated based on a permit or may infer that another system could be original or aging because no replacement permit was located in the records searched. The existence of a permit does not necessarily establish that permitted work was performed, that all work passed inspection, that the entire component was replaced, or that the component remains in satisfactory condition. Likewise, the absence of a permit does not establish that work was never performed.
5. Permit Information and Interpretations
getqreport.com may obtain permit information from municipal, county, or other governmental sources. Permit terminology, classifications, historical coverage, status codes, indexing methods, and administrative practices differ among jurisdictions.
The Services may normalize, summarize, categorize, or explain permit information and may provide a "What This Means," "Worth Asking," or similar generated explanation or set of questions. These materials are informational summaries intended to assist further investigation and are not professional construction, engineering, legal, or code-compliance opinions.
A permit marked finaled, completed, closed, administratively closed, expired, cancelled, voided, or with another status must be understood in light of the issuing authority's own records and practices. Users should consult the applicable building department or other governmental authority for official and current permit information.
6. Inspection Intelligence
getqreport.com may provide statistical information concerning inspection findings associated with properties sharing characteristics with a searched property. Such characteristics may include age, construction period, location, building type, materials, climate, square footage, electrical era, plumbing era, or other attributes.
INSPECTION INTELLIGENCE IS STATISTICAL OR COMPARATIVE INFORMATION. IT DOES NOT MEAN THAT THE SEARCHED PROPERTY HAS, OR DOES NOT HAVE, ANY PARTICULAR CONDITION.
Comparable-property groups may differ from the searched property in material ways. Percentages, frequencies, rankings, and other inspection intelligence may change as datasets, methodologies, cohorts, or available information change.
7. Insurance and 4-Point Information
getqreport.com may organize property information around systems commonly considered during insurance underwriting or a four-point inspection, including roof, electrical, plumbing, HVAC, and water-heater systems.
getqreport.com is not an insurer, insurance agent, insurance broker, insurance underwriter, or licensed insurance inspector unless expressly stated otherwise. A QReport four-point watchlist, insurance watchlist, component status, or similar feature is not an insurance inspection and does not determine whether a property is insurable or whether an insurer will issue, renew, price, or condition coverage.
8. Flood, Evacuation, School, and Location Information
getqreport.com may display flood-zone, evacuation-zone, school, geographic, tax-district, parcel, or other location-related information obtained from governmental or third-party sources. Such information may change, may contain errors, and may be based on boundaries, datasets, or classifications revised after a QReport search.
Flood-zone information does not guarantee whether a property will or will not flood. Evacuation-zone information does not predict the effects of any particular storm or emergency. School assignments and attendance boundaries may change. Users should independently confirm material information with the applicable authoritative source.
9. Property Tax Estimates
getqreport.com may provide estimated property taxes, including estimates based on anticipated purchase price, asking price, governmental valuation, tax district, millage rates, homestead status, exemptions, or other variables.
ALL TAX FIGURES PROVIDED THROUGH GETQREPORT.COM ARE ESTIMATES FOR INFORMATIONAL PURPOSES ONLY AND ARE NOT TAX ADVICE OR GUARANTEES OF FUTURE TAX LIABILITY.
Actual taxes may differ because of reassessment, final sale price, millage changes, exemptions, homestead qualification, portability, special assessments, non-ad valorem assessments, community-development charges, fees, changes in law, buyer-specific circumstances, or errors or delays in governmental information.
10. Data Sources; Accuracy; Timeliness
getqreport.com relies on information from sources that may include federal, state, county, municipal, school, taxing, property-appraiser, building-department, geographic-information, licensed, proprietary, public, and third-party sources. We do not control all such sources.
Records may be inaccurate, incomplete, outdated, delayed, incorrectly indexed, associated with an incorrect parcel, missing, duplicated, inconsistent among sources, or unavailable electronically. A date identified as "records checked," "updated," "refreshed," or similar language indicates when getqreport.com accessed or processed information and does not guarantee that the source itself was complete or current as of that date.
getqreport.com does not warrant that it searches every source containing information about a property. For official or most current information, contact the applicable governmental office, agency, department, or other authoritative source directly.
11. Professional Inspection and Due Diligence
Before purchasing, selling, leasing, financing, insuring, renovating, or otherwise making a material decision concerning real property, you should obtain appropriate independent verification and consult qualified professionals as appropriate, including licensed home inspectors, engineers, architects, surveyors, contractors, electricians, plumbers, roofers, HVAC professionals, insurance professionals, real-estate professionals, attorneys, tax professionals, title professionals, and governmental authorities.

12. Prohibited Uses
In addition to other prohibitions in these Terms, you may not use the Services or related content:
- for any unlawful, fraudulent, deceptive, abusive, or prohibited purpose;
- to violate any international, federal, state, provincial, or local law, rule, regulation, or ordinance;
- to infringe or violate our intellectual-property rights or the rights of others, or to remove proprietary notices;
- to submit false or misleading information or impersonate another person or entity;
- to upload or transmit malware, malicious code, or material intended to disrupt the Services;
- to collect or track personal information of others unlawfully;
- to spider, crawl, scrape, data-mine, harvest, or systematically retrieve data or content from the Services without our written authorization;
- to use automated scripts, bots, robots, offline readers, or similar tools to access the Services except through an authorized API or automation method;
- to circumvent access controls, rate limits, technological protections, authentication mechanisms, or usage limitations;
- to sell, transfer, sublicense, rent, lease, or commercially exploit your Account or access rights except as expressly authorized;
- to use the Services or QReport Content to create, populate, enhance, train, validate, maintain, or operate a competing property-information service, database, model, or product without written authorization;
- to decipher, decompile, disassemble, reverse engineer, or attempt to derive source code, algorithms, non-public scoring methods, architecture, model logic, or non-public data structures, except to the extent a restriction is prohibited by law;
- to misrepresent a QReport inference as a verified inspection result or established physical fact; or
- to represent that getqreport.com has inspected, certified, approved, appraised, insured, or warranted a property unless expressly authorized in writing.
13. Intellectual Property
All content, features, and functionality available through the Services, including software, algorithms, databases, data structures, compilations, classifications, analytics, generated explanations, report formats, user-interface elements, designs, text, graphics, icons, workflows, technical documentation, and other materials (collectively, "QReport Content") are owned by Q REPORT LLC its affiliates, licensors, or data providers and are protected by applicable intellectual-property and proprietary-rights laws.
You do not acquire proprietary rights in QReport Content by using the Services. Subject to these Terms, you may download and print reports for authorized personal or internal business use and, where your plan expressly permits, provide an individual report concerning a specific property to a client in connection with a bona fide real-estate transaction, provided all branding, notices, sources, and disclaimers remain intact.
Except as expressly permitted, QReport Content may not be modified, copied, distributed, framed, reproduced, republished, displayed, posted, transmitted, sold, licensed, incorporated into a database, or systematically extracted without prior written permission.
14. Purchase Options and Pricing
We may offer subscriptions, one-time purchases, report packages, business plans, trials, API access, or other purchase options. Different reports and plans may provide different information, features, jurisdictions, usage limits, or access rights. Current descriptions and pricing will be made available through the Services.
We reserve the right to modify prices and to add, remove, or modify Services or subscription options at any time, subject to applicable law.
15. Billing
A. Fees
You must pay all applicable fees using a current and valid payment method accepted by getqreport.com (a "Payment Account"). We or our payment processors will bill fees to the Payment Account you provide. Third-party payment services may be subject to separate terms and privacy notices.
If your Payment Account is insufficient, expired, or inaccurate, we may refuse, suspend, or terminate paid access to the Services. One-time purchases, if offered, will be billed at the time of order.
B. Subscription Fees
If you purchase a recurring subscription, fees will be automatically billed to your Payment Account at the recurring interval disclosed at enrollment unless and until you cancel. You authorize recurring charges in accordance with the disclosures presented during sign-up.
16. Trials and Recurring Payment Subscriptions
We may offer free or paid trials. If a paid trial converts to a recurring subscription, the conversion date, amount, renewal interval, and cancellation terms will be disclosed during enrollment and in any order confirmation required by law.
AUTOMATIC RENEWAL FEES FOR RECURRING PAYMENT SUBSCRIPTION PLANS WILL BE AUTOMATICALLY CHARGED TO YOUR PAYMENT ACCOUNT IN ACCORDANCE WITH THE PLAN TERMS PRESENTED TO YOU AT SIGN-UP.
You may cancel in accordance with the cancellation methods identified in your Account and in the applicable subscription disclosures. Cancellation does not relieve you of amounts already due.
17. Customer Support

18. Cancellation and Termination
A. By You
You may cancel your Account or subscription in accordance with the methods provided through the Services. You remain responsible for outstanding payments relating to purchases made before cancellation.
B. By Us
We may suspend, restrict, or terminate your Account or access to the Services if we reasonably determine that you violated these Terms, failed to pay applicable fees, engaged in unauthorized automated access, created a security or legal risk, exceeded applicable usage limits, or used the Services in a manner that may harm the Company, its providers, users, or third parties.
C. Effects of Termination
Upon termination, your license to access the Services terminates. We may delete Account information as permitted by law and our Privacy Policy. Provisions that by their nature should survive termination, including payment obligations, use restrictions, intellectual-property provisions, disclaimers, limitations of liability, indemnification, and dispute provisions, will survive.
19. FCRA Notice
Unless getqreport.com expressly provides a separate regulated product stating otherwise, Q REPORT LLC is not a "consumer reporting agency," and QReport reports are not intended to constitute "consumer reports," as those terms are defined by the Fair Credit Reporting Act ("FCRA"), 15 U.S.C. Section 1681 et seq.
You may not use information obtained through the Services to determine or assist in determining a consumer's eligibility for employment, consumer credit, residential tenant screening, a government license or benefit, or another purpose governed by the FCRA, except through a product expressly designated and legally authorized for that purpose.
You are responsible for ensuring that your use of information complies with all applicable laws.
20. Business Terms
A. Business Accounts and Team Member Access
This Section applies to users purchasing or using Services for business-related purposes. A Business Account may designate an account holder responsible for managing authorized team members. Each team member must use individual credentials and comply with these Terms. The account holder is responsible for managing and revoking access when team members are no longer authorized.
B. License for Business Use
Subject to payment and compliance with these Terms, Business Account users receive a limited, revocable, nontransferable, nonexclusive license to access and use the Services and QReport Content for authorized internal business research, reference, analysis, and real-estate transaction support.
Business users may not sell QReport Content, systematically retrieve reports, provide QReport Content for resale or remarketing, or make representations or warranties concerning getqreport.com or QReport Content that are inconsistent with these Terms or the disclaimers contained in a report.
C. API Usage Terms
If we provide an application programming interface ("API"), access is subject to any API documentation, usage limits, security requirements, and supplemental terms we provide. Unless otherwise agreed in writing, API access is non-exclusive, non-sublicensable, non-transferable, revocable, and limited to the authorized integration and term.
You must keep API keys and credentials secure and may not share them with unauthorized third parties. You are responsible for your integration costs and for updating your integration when reasonably required by API changes.
You may not use an API to circumvent feature limitations, consent mechanisms, rate limits, access controls, or these Terms, or to reverse engineer non-public components of the Services.
21. Disclaimers
THE SERVICES AND ALL QREPORT CONTENT, REPORTS, INFORMATION, ANALYTICS, ESTIMATES, CLASSIFICATIONS, INTERPRETATIONS, QUESTIONS, STATISTICS, AND OTHER MATERIAL ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITH ALL FAULTS, TO THE MAXIMUM EXTENT PERMITTED BY LAW.
WE DISCLAIM ALL WARRANTIES, EXPRESS, IMPLIED, STATUTORY, OR OTHERWISE, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, ACCURACY, COMPLETENESS, TIMELINESS, AND RESULTS.
WITHOUT LIMITING THE FOREGOING, WE DO NOT WARRANT THAT ALL AVAILABLE PROPERTY RECORDS HAVE BEEN LOCATED; THAT A PERMIT ESTABLISHES COMPLETION OR QUALITY OF WORK; THAT THE ABSENCE OF A PERMIT ESTABLISHES WORK WAS NOT PERFORMED; THAT A COMPONENT CLASSIFICATION REFLECTS ACTUAL PHYSICAL CONDITION; THAT AN INSPECTION-INTELLIGENCE FINDING EXISTS AT A PARTICULAR PROPERTY; THAT A PROPERTY WILL QUALIFY FOR INSURANCE; THAT A TAX ESTIMATE WILL EQUAL ACTUAL TAX; OR THAT FLOOD, EVACUATION, SCHOOL, OR OTHER GEOGRAPHIC INFORMATION IS COMPLETE, CURRENT, OR ERROR-FREE.
22. Limitation of Liability and Indemnification

TO THE MAXIMUM EXTENT PERMITTED BY LAW, Q REPORT LLC, GETQREPORT.COM, AND THEIR AFFILIATES, OWNERS, OFFICERS, DIRECTORS, EMPLOYEES, CONTRACTORS, AGENTS, LICENSORS, AND DATA PROVIDERS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, EXEMPLARY, PUNITIVE, OR CONSEQUENTIAL DAMAGES; LOST PROFITS; LOST REVENUE; LOSS OF DATA; LOSS OF BUSINESS OPPORTUNITY; DIMINUTION IN PROPERTY VALUE; REPAIR OR REPLACEMENT COSTS; OR DAMAGES ARISING FROM A REAL-ESTATE TRANSACTION, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
WITHOUT LIMITING THE FOREGOING, WE WILL NOT BE LIABLE FOR DAMAGES ARISING FROM INACCURATE OR INCOMPLETE GOVERNMENTAL OR THIRD-PARTY RECORDS, MISSING PERMITS OR OTHER RECORDS, AN INCORRECT COMPONENT CLASSIFICATION, AN UNDISCOVERED PROPERTY DEFECT, RELIANCE ON INSPECTION INTELLIGENCE, INSURANCE AVAILABILITY OR UNDERWRITING DECISIONS, TAX ESTIMATES, FLOOD OR EVACUATION CLASSIFICATIONS, SCHOOL INFORMATION, OR INTERRUPTION OR UNAVAILABILITY OF THE SERVICES.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR AGGREGATE LIABILITY ARISING OUT OF OR RELATING TO THE SERVICES OR THESE TERMS WILL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID TO US DURING THE TWELVE (12) MONTHS PRECEDING THE EVENT GIVING RISE TO THE CLAIM OR (B) ONE HUNDRED U.S. DOLLARS ($100.00).
B. Indemnification
To the extent permitted by law, you agree to indemnify, defend, and hold harmless Q REPORT LLC getqreport.com, and their affiliates, subsidiaries, officers, directors, agents, employees, licensors, and data providers from third-party claims, liabilities, losses, damages, judgments, costs, and reasonable attorneys' fees arising from or related to your use or misuse of the Services, your violation of these Terms, your violation of applicable law or another person's rights, your unauthorized distribution or resale of QReport Content, representations you make concerning QReport information that are inconsistent with these Terms or a QReport report, or a transaction with a third party to the extent the claim arises from your misuse or unauthorized representation concerning QReport information.
23. ARBITRATION CLAUSE AND CLASS ACTION WAIVER - IMPORTANT - PLEASE REVIEW AS THIS AFFECTS YOUR LEGAL RIGHTS
A. Arbitration Notice
Except for Exempt Claims described below, you and we agree that any dispute, claim, or controversy arising out of or relating to the Services or these Terms will be resolved by confidential, binding, individual arbitration rather than in court, after the complaining party first provides written notice of the dispute and a reasonable opportunity for informal resolution for thirty (30) days.
The Federal Arbitration Act and federal arbitration law govern the interpretation and enforcement of this arbitration provision. Unless otherwise agreed, arbitration will be administered by the American Arbitration Association ("AAA") under the rules applicable to the dispute, including applicable consumer rules when required.
Unless applicable law or AAA rules require another location, any in-person arbitration involving a business user will take place in Lee County, Florida. A consumer arbitration will be held at a location or by remote means as required by applicable law and governing arbitration rules.
The arbitrator will decide the substance of claims in accordance with applicable federal law and the laws of the State of Florida, without regard to conflict-of-laws principles, and will honor applicable privileges. Judgment on the award may be entered in any court having jurisdiction.
YOU ACKNOWLEDGE THAT ARBITRATION GENERALLY MEANS THERE IS NO JUDGE OR JURY AND THAT COURT REVIEW OF AN ARBITRATION AWARD IS LIMITED.
B. Class Action Waiver
YOU AND WE AGREE THAT DISPUTES BETWEEN YOU AND US WILL BE RESOLVED ONLY ON AN INDIVIDUAL BASIS, AND YOU WAIVE THE RIGHT TO PARTICIPATE AS A PLAINTIFF OR CLASS MEMBER IN A CLASS, CONSOLIDATED, COLLECTIVE, REPRESENTATIVE, OR CLASS-WIDE ARBITRATION OR ACTION TO THE MAXIMUM EXTENT PERMITTED BY LAW. If for any reason a claim proceeds in court rather than arbitration, each party waives any right to a jury trial to the extent permitted by law.
C. Exempt Claims
Neither party is required to arbitrate (1) an individual claim properly brought in small-claims court, subject to that court's jurisdictional limits, or (2) an individual claim seeking injunctive or equitable relief to prevent infringement, misappropriation, or other misuse of intellectual-property or proprietary rights.
D. Arbitration Opt-Out
You may opt out of this arbitration provision by sending written notice to: 250 26th St N, St. Petersburg, FL 33713 within sixty (60) calendar days after first accepting these Terms. Your notice must include your name, mailing address, the email address associated with your Account, and a clear statement that you wish to opt out of arbitration. Opting out of arbitration does not affect the remainder of these Terms.
E. Claims Must Be Filed Within One Year
To the extent permitted by law, any claim arising out of or relating to your use of the Services or these Terms must be commenced within one (1) year after the claim accrues, or the claim is permanently barred, except where applicable law prohibits shortening the limitations period.
24. General Provisions
A. Governing Law and Jurisdiction
These Terms and any dispute arising out of or relating to them or the Services will be governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict-of-laws principles.
To the extent a dispute, Exempt Claim, request for provisional relief, action to enforce an arbitration award, or other matter is properly brought in court, the parties agree to exclusive jurisdiction and venue in the state courts located in Lee County, Florida, or, where federal subject-matter jurisdiction exists, in the United States District Court for the Middle District of Florida, Fort Myers Division. Each party consents to personal jurisdiction in those courts.
B. Entire Agreement
These Terms, together with the Privacy Policy and any applicable order form, subscription terms, API terms, or separately executed written agreement, constitute the entire agreement between you and us concerning the Services and supersede prior or contemporaneous agreements concerning the same subject matter.
C. No Agency
No agency, partnership, joint venture, employment, fiduciary, brokerage, inspector-client, attorney-client, insurance-agent, or franchisor-franchisee relationship is created by these Terms or your use of the Services.
D. Severability
If any part of these Terms is held invalid or unenforceable, that portion will be construed to the maximum extent permitted by law to reflect the parties' intent, and the remaining portions will remain in full force and effect.
E. No Waiver
Our failure to enforce any right or provision of these Terms does not constitute a waiver of that right or provision or of any other right or provision.
F. Assignment
You may not assign or transfer these Terms without our prior written consent. We may assign these Terms in connection with a merger, acquisition, corporate reorganization, sale of assets, financing, or by operation of law.
G. Third-Party Beneficiaries
Except for our licensors and data providers to the extent expressly applicable, these Terms do not create rights in third parties.
H. Electronic Communications
You consent to receive agreements, notices, disclosures, receipts, and other communications electronically to the extent permitted by applicable law.
